Applications must be done online All occupants over the age of 18 must submit a completed application. A $85 non-refundable application fee is charged for each adult applying; this fee does not apply to minors under age 18. Combined household income of at least 3.5 times the amount of rent in verifiable income Two months pay stubs are required for each person applying Employment of at least 12 months with the same company is desired; applicants who have just accepted a job must submit an offer letter that shows income and start date. Non-local applicants must provide an offer letter from a local company to avoid an increase in deposit. 2 months of bank statements Annual statements are required for all Retirement and Social Security benefits Self-employed individuals are required to submit their most recent tax documents, showing the annual income claimed and 3 months of bank statements. Individuals who claim tips or any other income not stated on a pay stub must submit tax documents showing claimed income – cash deposits are not a valid form of income proof and 3 months of bank statements. Credit requirements: Scores must be 650 or higher to avoid increases in deposit; lowest score will be used to determine deposit amount. Collections, charge offs and other past due balances will increase the deposit Past or present bankruptcies absolving any debt aside from medical will increase the deposit Open collections with previous landlords/apartment complexes will increase the deposit Past Rental History: Applicants should have no evictions on record, any evictions will be an automatic denial. Open collections with previous landlords/apartment complexes will increase the deposit Applicants should not have a history of nuisance problems Criminal History: Applicants with criminal backgrounds will be evaluated case-by-case. Applicants who have been convicted of any type of crime that would be considered a serious threat to other residents, neighbors or the rental property will be rejected. Pet Policies: Many of the properties we manage are pet-friendly, however some Homeowners Associations may have different rules. It is the applicant’s responsibility to verify pet restrictions (breed, quantity, size, etc.) in the community prior to applying. Pets are subject to a refundable deposit of $500 (price subject to change) and $75 monthly pet rent (price subject to change). These fees are per pet. Local statutes may only allow a maximum of 3 pets per species per household without a permit. Homeowners Associations can have other rules, so please verify before applying. Canine breeds may be allowed in the property if the applicant provides proof of canine liability coverage on their renter’s insurance policy:.
